Eviction Diversion Program
A pre-eviction service to help divert nonpayment of rent, breach of lease, and failure to vacate cases from the courtroom. Landlords have the option of providing Diversion Program information to tenants who could otherwise face eviction. It can cost hundreds of dollars for landlords to pursue an eviction. Once the eviction is filed, it is immediately on the tenant’s record and can make it impossible for the tenant to rent again. Through the Diversion Program, tenants have access to the services available through the Eviction Prevention Program without having to go to court, including legal advice, mediation/negotiation, and financial counseling and assistance. This saves attorney fees and court costs for the landlord, saves tenants from having an eviction on their record, and saves court resources.
In the context of COVID-19, the Diversion Program can help landlords and tenants to communicate about and resolve issues that would otherwise lead to eviction once the state and federal eviction moratoriums lapse.
